This simple project seeks to bring an empty dwellinghouse back into sustainable use by refurbishment and conversion into a house in multiple occupation (‘HMO’) in Neasden, London.
Although HMOs are supported by planning policy in Brent, permitted development rights have been withdrawn and all applications must be assessed against fairly rigorous criteria on accommodation quality and size. We are proposing a ground floor extension to the rear to house an open-plan kitchen and living room, and a new dormer window to the second floor. Sedum roofs and sustainable urban drainage features have been carefully specified to ensure the local authority’s requirements on urban greening factors are achieved. Careful division and arrangement of internal rooms ensures compliance with the local authority’s HMO guidance and national fire regulations.
